Most Peninsula homeowners get three quotes and find a spread of four or five thousand dollars on what looks like the same job. The spread is rarely padded. It is usually the difference between a contractor who’s worth their salt and one who isn’t.

Here is what the work costs in 2026, what sits within the price, and how to read the quotes you already have.

How much does roof restoration cost in Mornington Peninsula?

Those ranges assume a roof that is structurally sound. A roof with sagging battens or rotted timber is not a restoration job, and any contractor who quotes one without going into the roof space is merely guessing.

Why does roof restoration cost more on the Mornington Peninsula?

Salt attacks the small steel components first: screws, washers, valley irons, flashings and gutter brackets. Replacing them with marine-grade or stainless equivalents adds labour and materials. BlueScope recommends COLORBOND Ultra steel for severe marine environments and stainless within about 100 metres of breaking surf, which raises the specification of every replacement component.

Those parts fail years before the tiles or sheets show anything, which usually catches owners out. The roof looks serviceable. The things holding it together are not.

BlueScope’s guidance is written for new roofing, and it maps onto restoration because it tells you what grade of replacement part belongs on your roof. Distance from the high water mark is the variable, and on the Peninsula, it moves the price more than roof size does.

The uplift is not a coastal surcharge. It is a different bill of materials and a longer preparation stage, and skipping it is how a five-year-old restoration ends up with rust bleeding down freshly painted tiles. A quote that costs $2,000 less because it reuses the existing galvanised fixings has not saved you $2,000. It has deferred the cost to year six and added the price of stripping a failed coating.

Ask one question of every Peninsula quote: What grade of fastener are you using on the ridge caps and flashings? A contractor who works the coast will answer immediately. One who mostly works the eastern suburbs will pause.

What a full restoration actually includes

A proper restoration involves six stages, and every one of them shows up in the price.

  • High-pressure clean. Removes moss, lichen and the degraded surface layer. On the Peninsula, this stage also washes accumulated salt off the surface, which matters because coating over salt is how adhesion fails.
  • Tile replacement. Broken and cracked tiles swapped out. On a neglected roof, this can run to 40 or 50 tiles. Sourcing a match for a discontinued 1970s profile can add days.
  • Rebedding. The mortar under the ridge caps is removed and rebuilt. On roofs over 25 years old, the original bedding has usually gone soft, and pointing over it is wasted work.
  • Repointing. Flexible pointing compound over the bedding. It flexes with the roof’s natural movement instead of cracking with it, which is why it outlasts the rigid cement mixes it replaced.
  • Valleys, flashings and gutters. Rusted valley irons replaced, flashings resealed. This is plumbing work and requires a registered roof plumber.
  • Sealer and coating. A penetrating primer or sealer, then two coats of membrane.

The stage that gets quietly dropped is rebedding. That’s because from the footpath a repoint looks identical and costs a fraction. If your roof was built before 2000 and the quote only mentions repointing, ask why.

Is roof restoration or replacement a better value?

Restoration buys another 10 to 15 years on a structurally sound roof for $4,500 to $12,000. Replacement buys 40 or more and costs $18,000 to $35,000 or beyond. Compare them as cost per year rather than headline price. Replacement wins outright where tiles are delaminating, the roof frame has moved, or asbestos cement sheeting is present.

The numbers are closer than most owners expect. A $7,500 restoration delivering 12 years costs about $625 a year. A $28,000 replacement delivering 40 years costs $700. At that margin, the decision turns on something other than money: how long you intend to keep the house, and whether you can live with the roof off for a fortnight.

The three disqualifiers are worth understanding because each one means restoration will fail rather than merely underperform. Delaminated tiles give a coating no sound surface to bond to. A roof frame that has moved will crack fresh pointing inside a season. And asbestos cement can’t be pressure-cleaned, so the process can’t legally begin.

The insurance gap most cost guides miss

Victoria’s First Resort Home Warranty Scheme began on 1 July 2026, replacing Domestic Building Insurance. It covers domestic building contracts over $20,000 on buildings of three storeys or less, with maximum cover of $400,000, and it lets an owner claim for incomplete, defective or non-compliant work without waiting for the builder to become insolvent.

Almost no roof restoration reaches $20,000. That means your restoration contract sits outside the scheme, and the protections you have are the ones you negotiate: a written workmanship warranty with a stated term, a current certificate of currency for public liability insurance, and the coating manufacturer’s product warranty. Get all three on paper before you pay a deposit, and keep the deposit modest.

If you are quoting a full replacement instead, check the contract value. A $24,000 re-roof does fall inside the scheme, and that changes your position considerably.

Where the money actually goes wrong

Three patterns account for most of the Peninsula jobs that need redoing within a decade.

A holiday house inspected once a year. Salt deposits build up on unwashed surfaces, particularly under eaves and behind flashings where rain never reaches. Twice-yearly inspection is the standard advice for bay-facing properties, and a simple hose-down between inspections does more good than most owners expect.

Coating chosen on price. A budget acrylic runs $1,500 to $2,500 for a full roof and holds five to eight years. A premium water-based membrane runs $2,800 to $4,500 and lasts 12 to 15 years, with a manufacturer warranty behind it. In a marine environment, the cheaper product loses more of its life than it does inland.

Access underestimated. Steep pitch, tight side access, overhanging tea tree and multi-storey all add scaffold and setup, commonly $400 to $1,200. A quote that ignores access on a difficult site is a quote that will be varied mid-job.

What to do next

Measure your roof area from the floor plan or off Google Maps, multiply by the per-square-metre band for your distance from the water, and you will have a budget figure within a couple of thousand dollars before anyone visits. Then get three quotes on identical itemised scope: tiles replaced, ridge caps rebedded, valleys, fastener grade, coating product and number of coats.
